Denver Residential Rental Property License Regulations and Rules

The city of Denver, Colorado requires anyone intending to rent out his or her residential property to anyone for at least 30 days to obtain a rental license, per the "Healthy Residential Rentals for All" program. This can only be obtained by following specific regulations and rules, including an application supplemented by certified residential property inspections, which refer to minimum habitable standards for properties that must be adhered to at all times by the property owner or risk the license being suspended or revoked. Additional Regulations and Rules The owner who holds a residential rental unit license must adhere to all of the regulations and rules set out in Article VIII, Licensing of Residential Rental Property at all times or risk suspension or revocation. Additionally, the dwelling unit owner must adhere to all additional regulations and rules the Director of the Department of Housing Stability of the City and County of Denver adopts to ensure compliance with the rules and regulations set forth in Article VIII, Licensing of Residential Rental Property, as well as any other local, state, and federal laws regarding the operation and licensing of residential rental units. Results of Violations by the Property Owner If the property owner violates any rules and regulations set forth in Article VIII, Licensing of Residential Rental Property, by the Director of the Department of Housing Stability of the City and County of Denver, or any other local, state, and federal laws pertaining to the operation and licensing of residential rental dwelling units, the property owner can have his or her rental property license suspended or revoked, preventing him or her from entering into any new rental agreements or renewing existing rental agreements within city limits until he or she resolves the suspension or revocation to where the license is reinstated.
