Denver Residential Rental Property License Reporting

Anyone who intends to rent out his or her residential property to anyone for 30 days or more at a time in the city of Denver, Colorado needs to obtain a residential rental property license, per the "Healthy Residential Rentals for All" program. The Director of the Department of Housing Stability of the City and County of Denver determines who receives a license based upon the rules and regulations set forth in Article VIII, Licensing of Residential Rental Property in the Denver Housing Code of Ordinance. What a Property Owner Must Do to Obtain a Successful Application In order for a property owner to provide a successful residential rental unit license application and obtain the resulting license, he or she must submit to and pass a residential property inspections, obtain all of the licenses that his or her particular property requires, prepare for the online application through the online training videos, gather all of the necessary documentation, fill out the online application, and pay the required fees. This does not apply to any short term rental property within city limits. When these steps are successfully completed, the owner will have possession of a residential rental license, with which he or she can legally rent out his or her property for a period of 30 days or more to another person. This license remains valid for 4 years, assuming there is no change in property ownership. How the Director Reports Successful Applications The Director of the Department of Housing Stability of the City and County of Denver is required to report all successful residential property license applications via writing to the Denver City Council by July 1 of each year. As a result, all people who have successfully obtained this license and the legal right to rent out their properties to other people must be noted and reported to the Council each year.
