Denver's New Ordinance For Residential Rental Property

As of January 18, 2022, all residential rental properties in Denver City and County must be licensed with the Department of Excise and Licenses. This includes single-family homes, duplexes, triplexes, quadplexes, apartments, condos, townhomes, and so forth that are operated as rental units. The purpose of this new ordinance is to improve housing quality and stability in our community by ensuring that every rental property is up to code and compliant with city regulations.

Why This Ordinance Was Put into Place The City of Denver developed this ordinance to regulate and assure safe living standards for all renters. At CCI, it is important that we do everything we can to ensure that the homes we inspect are up to minimum habitable standards for the people who live in them. By licensing rental properties and conducting regular inspections, we can help achieve this goal. In addition to improving housing conditions for residents, this ordinance will also help create more stable neighborhoods. Properties that are well-maintained and up-to-code are less likely to experience high turnover or attract problem tenants. This helps reduce crime and makes our neighborhoods more desirable places to live. What This Means for Property Owners If you own rental properties in Denver, Colorado, it is now your responsibility to obtain one license for each single family unit or group of multi-family units that you have available for rent. Fortunately, the process is fairly simple and straightforward. Just fill out an application and submit it along with the required fee and our inspection report to the Department of Excise and Licenses. Once your property passes inspection, you will be issued a license which you will need to renew every 4 years.
