For landlords, property managers, and property owners looking for information on Denver's Residential Rental Program (RRP), we are the experts you can turn to. This step-by-step overview of the RRP process will help you in understanding the regulations and requirements of completing the rental license application.

Step 1: Research The Program

Before applying for Denver's Residential Rental Program (RRP), research the program and its requirements. This will help ensure you meet the eligibility criteria and understand the application process. You'll also need to confirm how many licenses you need, as each individual rental property needs its own license and inspection, but in multi-family properties (units sharing an address), only 10% of units will be inspected in order to apply for a license.

Step 2: Understand Inspection Requirements

One major piece of the process for obtaining a residential rental property license is getting an inspection from a qualified inspection provider. This inspection consists of a 26-point checklist, which includes an inspector reviewing Egress, Water Systems, Electrical, Fire Safety, Walls/Roof/Foundation, Trash Removal, Pest Control, Required Utilities/Equipment/Services, and Safe/Sanitary for Human Habitation.

Step 3: Receive an Inspection

Schedule an inspection with a residential rental inspection company that you can trust, such as CCI. We handle the largest portfolios in Denver, Colorado, so we can help you with everything before, during, and after your inspection. We can help you prepare to pass your inspection the first time, or advise you on how to pass a re-inspection if necessary.

Step 4: Make Any Repairs

While it's our pleasure to help you prepare to pass your inspection the first time, there are times where issues stand in the way of a passing report. In those scenarios, we create a detailed punch list of action items for you to complete before your next inspection.

Step 5: Watch Online Training Videos

The City of Denver offers online training videos that will give you a detailed overview of everything you can expect throughout the application process. Upon completion, you'll know how to create an account, what documents are required, and how to submit an application. You can view those here.

Step 6: Gather Necessary Documentation

In order to submit your application, you'll need supporting documentation, including:

  • Completed home inspection checklist
  • Copy of home inspector certifications
  • Required Application Fee

Step 7: Register and Submit Your Application

Now that you've passed your inspection and gathered your supporting documents, you'll register online with the City of Denver at this link. Once you've created your account, you can submit your RHP application. Once you submit your application and it's received, it will undergo reviewing and processing. This is to ensure you meet all the residential rental program requirements. You will get a notification of the status of your application within a few weeks.

Step 8: Renew Your License

The Residential Rental Program license is valid for 4 years, so at the end of the 4 years, you will need to renew your RHP license. This will involve submitting updated documentation and repeating the same application process.
