Reasons for Denial of a Denver Residential Rental Property License

Per a Denver City ordinance, for you, the owner of a residential rental property to legally rent out your unit(s) to anyone, you must have a license to do so. This involves submitting to a residential rental inspection, passing it, determining how many licenses you need, preparing for the online application via the online training videos, gathering all required documentation, then filling out the application and paying the requisite fees. Obviously, not doing these steps will lead to you not obtaining the license you need to legally rent out your property, but there are more reasons why you can be denied a license by Denver's licensing authority. Failing to Comply with Applicable Local, State, or Federal Law If issuing a residential rental license to you would put you in violation of any applicable local, state, or federal law or any of the regulations regarding them, you will be denied that license, even if you meet the steps required to obtain that license. Obviously, the laws of that license cannot overrule or supersede any other law, so if obtaining such a license will put you in violation of that other law, you will be denied that license and the legal right to rent your home out.
