Denver's residential rental license requirement applies to any type of building or structure that is rented out as a place of residence for 30 days or longer at a time. How Long Does a Residential Rental License Last? The length of time that a residential rental property license lasts is four years. This is assuming that ownership of the property has not changed; if there is a change in ownership, then the license is no longer valid. In this case, the new property owner must complete the requirements, including submitting to and passing a rental unit inspection, preparing for the online application via the online training videos, filling out that application, and paying all of the necessary license fees. When the new owner completes all of this and has obtained the license, it will be valid for four years of its issuance unless another person becomes the owner. How is a Residential Rental Property License Renewed? This rental license is renewed by the owner submitting all application materials, paying the license renewal fee, and meeting all deadlines as set in Chapter 32 of the Denver Housing Code of Ordinance. The owner shall submit to an inspection and pass it within 90 days of the renewal application date. If the owner fails the inspection for any reason as set in Chapter 32, he or she must address the reasons, then submit another application and submit to and pass an inspection within 90 days of the new renewal application date.
