Local Realtor explains pros and cons,” Vermont’s tight and competitive housing market has led to increased discussions about the importance of home inspections. Julie Lamoreaux, a Realtor with Coldwell Banker Hickok and Boardman, provides insights into the process and its benefits.
Home inspectors focus on major structural, mechanical, and safety concerns. They examine all systems of the home, including the roof, gutters, plumbing, drainage, weatherization, heating, and electrical systems. Inspectors look for ways to improve the home’s efficiency and longevity and identify problems and repairs needed to meet current codes. For example, houses built in the 1950s might not be up-to-date with modern requirements.
Home inspectors typically spend two to three hours at the property and provide a detailed written report, including photos. Lamoreaux recommends that buyers, especially first-time buyers, be present during the inspection to understand how the house works and learn seasonal maintenance tips. “Your job as the consumer is to understand what you're buying going in, as I like to say, with ‘eyes wide open,’” she advises.
Lamoreaux emphasizes that an inspection should take place within the first week and a half of the buying process. This early timing allows buyers to identify any potential issues before progressing too far. She suggests calling your inspector first, then your lender.
Home inspections typically cost between $350 and $450, depending on the size of the house. Additional tests, such as water or radon testing, cost between $100 and $200 each.
According to Lamoreaux, a good way to find a reputable inspector is to ask your Realtor for recommendations. Most realtors have a shortlist of trusted inspectors.
