Why a Denver Residential Rental Property License is Non-Transferable

A residential rental property license is required by the city of Denver to allow a residential property owner to rent out his or her dwelling unit to anyone legally. For you as the owner of such a property to obtain such a license, you must complete several steps, including

  • figuring out how many licenses are needed for your particular property
  • preparing for the online application via the online training videos
  • having all of the necessary documentation
  • completing the application
  • and paying the necessary fees.
Each owner must do these steps; there is no transfer of a residential rental license from one person to another. Why?. For instance, beginning January 1, 2023, all multi-family rental unit properties will need to have a license, while beginning January 1, 2024, all single unit rentals will have to apply for one. If there is no transfer of ownership, the residential rental license is valid for four years so an owner does not have to apply for one each year, but because of the reasons above, each owner must go through the process to obtain such a rental license.
